Capital Allocation

Situation:  Nationwide owner/operator had grown rapidly through acquisitions leading to a portfolio that was suboptimal.  To position the company for maximum profitability the portfolio needed to be rebalanced and internal resistance overcome.  


Action:  Developed a methodology to objectively assess each property’s long-term strategic fit in the portfolio.  Facilitated internal discussions to debate and concur on individual property strategies. Led execution to realign individual properties with long-term business strategy.


Results:  1) Business development team deployed with a clear focus on the profile of go-forward assets and construction team operating with clear list of properties to be upgraded; 2) Stable but lower returning assets placed in strategic JV’s with institutional investors freeing capital for growth while maintaining management fees and operational efficiencies; 3) Non-strategic assets sold to operators for whom they were a better fit generating significant profit to redeploy into growth assets.
